Sell an Undivided Interest in Land: Find a Buyer for Your Share

DeedUnlock Team·October 8, 2026
Explore selling your own share

An undivided interest is an ownership share in the land as a whole. If you own one third, that does not automatically mean a particular third of the acreage is yours to sell separately. DeedUnlock considers purchases of individual property interests, including land shared with relatives, heirs, or investment partners.

Identify the land and the interest

Start with the county, parcel numbers, and recorded legal description. A family holding can include several tracts, and your ownership may differ between them. Explain which parcels your inquiry covers and provide the deed or estate documents you already have.

If you also hold separate mineral, water, lease, or company interests, identify those documents individually. They are not automatically the same asset as a deeded percentage of the surface land. A property review starts with understanding what you actually want to sell.

Describe access and current use

Tell us how the property is reached, whether utilities or buildings are present, and who currently uses it. Include any farm, hunting, timber, or other lease you know about. If another owner uses the land informally, describe that arrangement even when you have no written agreement.

Known taxes, liens, expenses, and repairs are useful information. You can make an inquiry while some details remain unknown. Starting with an accurate property description is more useful than trying to prepare a perfect file before the first call.

Compare a share sale with a parcel sale

Selling an ownership percentage and selling a separately described parcel are different transactions. An informal agreement about which area a family member uses does not itself show that the land is divided into separate titles. Provide the documents and explain whether you want to sell your existing interest or a parcel that is already separately recorded.

An existing co-owner may offer a buyout. An agreed whole-property sale may be another option. A specialist buyer can review a purchase of your share. Compare proposals for the same asset and ask for written terms, costs, and the steps still needed to close.

Request a land-interest offer

Use our seller options finder to describe your share and your situation. Find official recording resources in your state guide. If you want to compare the numbers, use the property-share calculator, which keeps proportional value separate from an actual buyer offer.
