Sell Your Share of a Rental Property Without Selling the Whole Building
A rental investment can stop fitting your plans while another owner wants to keep it. DeedUnlock considers purchases of individual interests in rental real estate. Explain the property, your stake, and the current rental arrangement so we can review a purchase of your share.
Start with how the rental is owned
A deeded percentage of a building, a separately titled unit, and an interest in a company are different assets. Provide the recorded deed or agreement that describes your interest. If different owners manage different units informally, explain that arrangement separately from the title.
For a duplex, identify whether it is one recorded property or two separately titled units. A purchase of your percentage is different from the sale of one independent home. Read our half-duplex guide for that distinction.
Prepare the rental information
Gather the current leases, number of units, who occupies each unit, monthly rents, and expenses you know about. Include vacancies, deposits, known repairs, taxes, insurance, and any mortgage or association balance. If records are incomplete, explain what is missing rather than creating estimates that look like actual results.
Describe who manages the property and how the owners currently divide income and expenses. A buyer needs to understand the investment as it operates today. You can ask for a review without first resolving every disagreement with your partner.
Compare a buyout with a direct-interest sale
A co-owner who wants to keep the rental may propose a buyout. Compare a specific written offer, funding, costs, and timing. A direct-interest purchase provides another proposal to consider. An agreed sale of the whole building is a separate option when the required owners want to participate.
Do not compare only headline prices for different assets. Ask which interest is being bought, what you would receive, what obligations remain, and which documents must be checked before closing. Use the calculator for a transparent planning comparison.
Request a review of your rental interest
Use the seller options finder, select the rental property type, and describe the occupancy. Your answers accompany the request so the first phone conversation can focus on the real situation. Find the relevant recording office through our state guides.
